When Should Texas Renters Request an ESA Housing Accommodation?

A clear request can help you and your housing provider understand the next steps. Learn when to ask, what to include and how to keep a useful record.

A clear request can help you and your housing provider understand the next steps. Learn when to ask, what to include and how to keep a useful record.

When should I make the request?

A renter may ask before or during a tenancy. If you know you will need an assistance-animal accommodation, asking early can leave time for the housing provider to review the request and explain what information it needs. A request can also be raised after move-in. Describe the accommodation you are seeking and its relationship to a disability-related need.

What should I put in a written request?

Keep it direct. Identify yourself and your unit, say that you are requesting a reasonable accommodation for an assistance animal, and describe the change you are asking the provider to make to its animal policy. You do not need to include a diagnosis in the request. A written copy and the date sent can make follow-up easier to track.

Documentation is not guaranteed.

A provider makes an independent clinical decision, and a housing provider makes its own accommodation decision.

What information might the provider request?

When a disability and disability-related need are not apparent or already known, the housing provider may ask for reliable information relevant to the request. Ask what specific information is needed and use a secure way to submit it. Avoid volunteering detailed medical records or unrelated health information.

If the provider asks for more information

Check that the request came from your property manager or an authorized platform. Ask what is needed, why it is needed, the deadline and the secure submission method. Keep the request, your response and any confirmation. A request for clarification does not itself tell you the final outcome.

Keep a simple request record

Save your dated request, the accommodation you asked for, any forms or documents you submitted, messages from the provider or its authorized reviewer, follow-up dates and the response you received. Store documents securely and note the date and person or department for important phone conversations.

Common questions

Federal fair-housing guidance does not require a particular form or phrase, though a provider may have a process that helps it review requests. You can raise a request during a tenancy. An ESA letter may provide supporting information when appropriate, but the housing provider makes an individualized decision; no letter or registration promises approval.

How Texas Service Animals can support verification

If documentation is issued and an authorized third-party housing verifier asks follow-up questions, Texas Service Animals can help coordinate verification support at no additional fee. This is administrative coordination, not a clinical re-evaluation. Standard processing applies, expedited completion is not guaranteed, and the housing provider makes the accommodation decision.
